Whether you have started your design-build services ages ago, or are thinking about adding it to your repertoire, make sure you aren’t missing out and doing a disservice to yourself and to your clients. Including 3D renderings and visualizations within your design-build program offers your client more and enhances your services and reputation.
For those not currently including design-build in your services, here is why you may want to think otherwise. According to DBIA (Design-Build Institute of America), the design-build method is forecasted to take up 45% of construction spending between 2018 and 2021, with the highest percentage of that coming from the South Atlantic region (view the charts: https://dbia.org/what-is-design-build). What does that mean for you? Extreme competition. It is where the industry is heading due to its many benefits. For those who are offering design-build services, this will also be a refresher of why you chose to offer this great service.
First, what is design-build?
This process combines design and construction into one contract and expedites delivery to the owner.
The many benefits of design-build:
- One Contract, One Point of Responsibility, giving the design-builder more control.
- Saves time and Money due to an expedited and efficient process.
- Encourages Innovation & Collaboration which offers more options at a better value.
- Smooth Process with fewer disputes since there is one point of responsibility instead of multiple.
- Ability to track the project and know the status at all times.
How does this connect with why it is beneficial to include renderings in your process?
The reasons why you chose to enter in the design-build delivery method are completely aligned with why renderings are beneficial to you as the design-builder. Enhance your service and offer your clients even more!
Save Time and Money.
While you and your architect are handling your expertise, your rendering and visualization firm is handling theirs. Also, the last thing you want to do is complete your project and have an unhappy client who envisioned it another way or whose vision has changed along the way. By offering a rendering of the plans early in the process, you and your client can see unforeseen complications, styles, or ideas that just aren’t as favorable. Without the rendering, you spent valuable time and money on building and designing the house, for you to just change all of it. The investment is worth it!
Efficient Communication and a Smooth Process.
This links to number one. Again, with a more streamlined method, everyone handles their own expertise and the design-builder puts it all together in an easy and efficient process. If you choose the right visualization company like Artistic Visions, LLC, communication should be simple as well. We can translate your ideas to portray your projects in the way you intended with excellent communication. With our in-house personal equipment and technology, we can service any location and we pride ourselves on easy and efficient communication.
You're Client Knows Exactly What They Are Getting.
This goes along with number one. By seeing a photo-realistic visual of their new home or project, they know exactly what it will look like. This will help ease minds and again, save time and money.
Innovation and Collaboration
By working with a visualization firm, such as Artistic Visions, LLC, you are working with a team of passionate architects and CGI designers whose expertise is in that field and whose goal is innovation in artistic and technological development. With that, the high quality, photo-realistic renderings will depict liveliness and lifestyle concepts that tell a story, whereas a basic rendering would not. Telling the story is important for investor, city, and client engagement as well as the project’s success.
“I already have an architect that I work with, and they provide renderings. Why would I need to invest in more?”
This question is understandable; however most architects have someone creating these on the side who has other jobs as well and they are creating more of a basic rendering. Some have a GREAT rendering and CGI staff, but could be caught up in their in-house work. Some are outsourcing to a visualization company overseas to cut costs. The costs may be cheaper, however what is the quality that you are getting? Some architects also just choose not to offer these services as well to save on expensive software, licensing, and labor costs.
Bottomline, whether your architect offers these services or not, the point in investing in them in the first place is to create real-life visuals for others to understand and to tell the project’s story.
How and when should you request renderings and/or visualizations?
Our passionate team here at Artistic Visions, LLC has you covered! Mostly, we work from set architectural CAD or PDF files. However, if you need a conceptual design early in the process- say for investors, donors, or approval for a large project not in homebuilding, we can work off from your vision. In that case, we would get an idea for your project and include any specific requests on manufacturer detailing, or work from artistic license if you prefer.
Here are the top three stages when you are likely to needing to request renderings:
- After the initial consultation and agreement is entered with your client.
Depending on the project, you may need a conceptual design so your client can visualize the project. - During the Approval and permitting stage.
The fastest way to pass this stage through the city council and or Planning and Zoning Commissioners is to have a photo-realistic rendering or animation that leaves no question in their mind about the project. This is also an ideal stage to request because then you are getting the most out of it, as your client can also use the rendering for marketing throughout any of the stages. - Planning and building stages.
When considering alternatives or options such as architectural detailing, exterior finishes, cabinetry, etc. you may be able to visualize it, as you are familiar with the building industry. However, just by showing client’s photos of the idea of it simply won’t work sometimes. Most clients need a visualization of the project together.
